hello all we have some land in okcular just near the ley ley, behind the mosque (ish)* it is 620 metres square.* my question is, we have moved house here in hull and want to do some work to the house and the money from the land would come in really handy.* we are not greedy and are not that fussed about getting market value as we will make on it anyway.* any advice would be really welcome.*

at the moment in time you can not sell the land to a foreign national only a Turk
the laws are changing but god knows when

Andy is correct, at this moment in time you can only sell to a Turkish citizen.
A couple of questions, is the land in your name on the Tapu?
Have you got the Tapu and the Cap( a map showing the outline of the land )?
How big is it ?
Does it have road and utilities access?
Can you PM me this last one, how much did you pay and what do you need to get for it?
The situation regarding land and property sales is it is a buyers market, in Dalyan prices are holding steady and anything fairly inexpensive is selling as there has been no speculative building in the past 2 years.
Outside of Dalyan and the Imar plan, land will always sell if it is cheap enough.
To be honest, if it is in your name and you could raise some capitol elsewhere, I would strongly advise you to keep hold of it. I have felt for a couple of years now, that property and land prices in this area particularly will escalate dramatically some time before 2020. This being about the Time that at least 2 golf courses will be up and running and the new Marina will be done. I know these are Dalaman way, but plenty of people would buy here instead of Dalaman itself. This applies to Turks as well as foreigners. We are getting Turkish retired people moving from the cities and business people, who don't want to live in Dalaman but have interests there.

Great advice being given here.
I have also heard that even Turks cannot build in Okcular at the moment as the building permission percentage hasn't been sorted, originally it was 20% but the Dalyan Belediye wanted to drop it to 10% which is one [only one of many I presume] of the hold ups to Okcular coming under the Imar plan of Dalyan.
I was also told that the Imar plans being talked about only reach up to the carpet shop.
I stand to be corrected if any of the above is untrue.

thanks for the replies, we are not too desperate to sell it, just saw it as a quick way of making some cash.* its 625 metres square, yes we have the tapu and the map showing the parcel of land etc.* obviously we know what we paid for it, and we think we know an approximate value now... as much as anyone knows what land is worth... we are not really looking for market value and we have a figure in mind as to what we would like.. we knew we couldnt sell it to a foreigner only to a turkish national... thats why we thought if we werent greedy then we could maybe stand a chance of selling.* as i said its only an idea. always grateful for any advice to he honest.* i am not sure what other information i should* be posting on here or not.* hi andy in hull, i noticed when i registered you were from 'ere.

dalyan steve i will pm you the other details you asked about when i can figure out how to do it... i am not a big forum user really and can be a bit stupid!!!!* i will pm you my e mail address if thats ok.... it will be easier as i am technologically challenged.

Thanks Sally, got the pm ok and have emailed back. Probably the only thing the members of the forum should know is that I still advise you to hang on to it. One of the reasons that people may or may not know about is that when the government changed the laws about foreigners owning land they stuck another little mentioned proviso in it, restricting the overall amount of land that can be sold to foreigners in total, I think the figure was 5%. So at some stage in the future there will be parts of Turkey where the only way to buy would be from a foreigner. Of course anything can happen and all the rules could change again at any time.
